Who's doing it right

21 top real-estate agents across 7 cities (Toronto · Vancouver · Calgary · Montreal · Ottawa · Los Angeles · Miami) + 3 aspirational firms — scored on the four jobs a great agent site must do, with how each one is built. Prepared for Hiroshi Kubota.

The big finding: "doing it right" is not about custom code

Most top agents in North America do not run custom-built sites. They win on trust, content, and conversion sitting on a capable platform. Custom code is reserved for the ultra-luxury tier — it's an enabler (speed, schema, bespoke brand), not what makes them win.

What this means for you: a top-tier site is achievable without a giant custom budget. And where we do go custom (a fast Cloudflare-hosted landing site), we beat the template on the exact things Google rewards — speed and SEO.

Top-5 north-stars for Hiroshi

Picked for executed quality × relevance to your goals (accolades + trust, and converting the organic search traffic your SEO partner KOL Concepts will drive) — not raw score alone.

01

Christophe Choo · LA

The clearest content → website → lead model: a big content channel wired straight into a valuation tool + saved-search capture — the template for turning KOL Concepts' SEO articles into leads on your site.

02

Heaps Estrin · Toronto

The Canadian trust + off-market "Insider" benchmark — email signup feels like access, not a newsletter.

03

Jills Zeder · Miami

Number-forward trust + a "Sellers" mega-menu that productizes the listing pitch — turn the Sell page into a value-prop deck, not a form.

04

Justin Havre · Calgary

Three-door homepage (Buyer / Seller / Relocator), each with its own offer, under a loud quantified proof bar.

05

SERHANT. · firm

The aspirational content-first / publisher brand posture — treat the site as a publisher so KOL Concepts' articles and your market updates have a premium home that builds authority.

Patterns to steal

The best specific moves across all 24 sites, grouped by the four jobs — each with how it applies to your site.

Job 1 — Trust & accolades

  • Weaponize review volume (Hamre "800+ 5★"; Christine Cowern live RateMyAgent embed) → surface your Google / Rate-My-Agent 5.0★ on-page with a live count.
  • A number as the brand (Jade Mills "9 Billion Dollar Woman"; Justin Havre "#1 in Canada 9×") → a quantified identity line: "17 years · N Tri-Cities families · 5.0★".
  • Named risk-reversal (Christine Cowern "100% Delight Guarantee"; Bennett "Home Sold Guarantee") → one simple, ownable promise.
  • Borrowed-prestige media wall (Leo Wilk, Kirman) → Royal LePage ELITE + any local press, surfaced as logos.

Job 2 — Viewership & SEO

  • Neighbourhood-guide library (Dora Puig 18+, Leo Wilk 13) that ranks and proves depth → your Phase-2 Coquitlam / PoCo / Port Moody guides.
  • Content-to-lead engine (Choo, Hani Faraj: content → gated guide → CRM) → the on-site home for KOL Concepts' SEO articles, wired to conversion.
  • Live market-data hub (Sezlik "My Ottawa Dashboard") → a simple Tri-Cities market snapshot.
  • Brand-as-publisher (The Agency "Perspectives"; Fox Marin podcast) → a light local lifestyle blog for authority.

Job 3 — Conversion & UX

  • Role-segmented doors (Justin Havre; Fox Marin persona funnels) → buyer / seller / investor paths.
  • Productized Sell page (Jills Zeder sellers mega-menu) → "How I market your home" as a value-prop, not a form.
  • Instant valuation as the seller magnet (Choo, Joelle Bitar) — and note: most luxury sites lack it → your "What's My Home Worth?" is a genuine edge.
  • Gated "Insider" capture (Heaps Estrin off-market) → early-access listings signup.

Job 4 — Brand & craft

  • Editorial restraint (Martin Rouleau, Sotheby's) → let real Tri-Cities photography carry, drop stock.
  • A niche editorial identity (Christina Hagerty "Spaces for the Urban Minded") → your "actually knows the Tri-Cities" local-expert identity.
  • Cinematic listing film / lifestyle discovery (Sotheby's, SERHANT.) → neighbourhood video/photography for listings (optional — separate from KOL's SEO work).
  • Consistent restrained palette beats "badge soup" — the strongest sites show fewer, better proof points.

How we'd build yours — custom vs. platform

What the research reveals about how top sites are built, and the approach we recommend for you.

Custom-coded (our recommendation)Stay on a platform
Speed / Google Core Web VitalsElite — sub-second on Cloudflare's edge (fixes your current 4.5–7.8s)Template bloat; slow is the norm
SEO control (schema, meta, clean code)Total — including star-rating schemaBasics only, depth capped
Brand & craftNo template ceilingRecognizably "template"
Cost & ownershipCloudflare free tier; you own itMonthly fees + lock-in
Live MLS / IDX searchThe hard part — needs an IDX provider or embedBuilt in (the reason agents use platforms)
Self-editing / CRMAdd a headless CMS + form-to-CRMBundled dashboard & CRM

Recommended: a hybrid. Custom-build the landing + About + Sell + Contact on Cloudflare (fast, SEO-strong, on-brand — where the wins are), and keep your existing myRealPage MLS search linked in so we skip the one genuinely hard custom piece. Add full on-domain IDX later if you want it.
